"Modular Homes"

Don't know if anyone else is interested...
At the Sept 27 planning commission meeting:

Public Hearing to consider the application of Ms. Rhonda Dunn for a Site and Architectural Review Permit (PLN2005-106) to allow the placement of a modular residence and the construction of a new two-car garage on property owned by Ms. Rhonda Dunn located at 1031 S. San Tomas Aquino Road in an R-1-9 (Single Family Residential) Zoning District. Staff is recommending that this project be deemed Categorically Exempt under CEQA. Project Planner: Tim J. Haley, Associate Planner.


To me a modular residence is a TRAILER home and DOES not fit in with the STNP. I will be out of town that night but others may want to go and see if this is for real!

some of the nicest homes I have seen are modular. I bought a fleetwood as an investment and it was nicer by ten times over my forty year old piece of *#*()#_+ house. If only mobile home parks took pets (I got eight). They usually allow one dog under forty pounds. I only have one dog under forty pounds. The new mods are spectacular. Built better that the new homes being made now with wood or steel frames. New homes are being stapled together.

FYI go look at the models on Monterrey Hwy. Fleetwood dealership is there. They are nice homes. I am in construction and the new conventional homes are poorly constructed.

i don't know a whole lot about modular homes but believe it or not, there are million dollar mobile homes in malibu. they are very strict about who they let into a mobile home community nowadays, even in san jose.

I gotta say that I agree with Ken that it really depends on the modular home that you're referring to. I remember seeing some cutting edge "modular" homes that ship out of someplace in Europe and they look more like state of the art New York penthouses than anything else. That's not my style either, but it sure changes my idea of a "modular" home.

Did anyone see the Tumbleweed Homes thing I posted a while back? This guy builds incredible compact homes that are either portable or semi-portable. The small ones really are basically nice looking Uhauls, but the larger ones aren't all that portable and they look like normal cottages.

The thing is, how do you define one modular house as being ok and another one as being not approved for the neighborhood?

the modular homes are making me a bit claustrophobic but i can see situations where they would be useful. i'm all for affordable housing! smile.gif

I only wish that architects would consider using more of the storage ideas that are used in modular and mobile homes and incorporating them in conventional homes.

I think that the only issue here is the aesthetics the modular home will have with respect to the neighborhood and those who live near that location. I do agree that many of the modular homes constructed these days are beautiful, unlike the old rectangular boxes of the past. I also think that the Campbell City Commission would strongly consider the neighborhood and the impact that a lesser, trailer type structure, would have on Ms. Dunn's property value and that of her neighbors'. So, I think that they would be looking at that before a decision to allow the structure to go forward.

What kind of modular home is this? Has anyone taken a look at the new "Creekside Village" development in Los Gatos? The (modular!) homes are priced at $820,000 up to more than $1mm. Modular doesn't mean 'trailer' anymore.
